About Us

Inspections provided by Building Analysts are thorough and impartial. I am a licensed architect, have extensive construction experience, and have managed many construction projects. My professional experience has included work in architectural offices that specialized in remedial work on buildings with serious construction defects and I continue that in my own design practice.

 

I have inspected over 9,000 homes and several hundred commercial buildings. Some of these inspections have been of buildings involved in ligation but most have been standard pre-purchase home and commercial building inspections. Typical inspections result in a 40-page document with photos of all concerns. Radon testing is provided on request.

 

Inspections of older properties are a special interest. I have worked for several architectural and construction firms which renovated historic buildings. For the last 32 years I have run a separate architectural practice that has specialized in remodeling, additions and renovations. Many of the design projects have involved work on structures listed in the National Register of Historic Places. As a result, my inspections identify the potentials of a building as well as any problems.

Commercial Building Inspections

The goal of our Commercial Property Inspections is to identify and communicate any observable, physical deficiencies of the material systems, components, and equipment within a property. Our inspections adhere to the Standard Guide for Property Condition Assessments as defined by the American Society for Testing and Materials (ASTM) standards. We are well versed in the inspection of a variety of small to medium size commercial properties, with a special expertise in historic and older properties. Inspections of buildings with unusually complex or unconventional systems may be done in partnership with consulting engineers.

 

For the past 32 years Mr. Kariel has provided professional inspections of commercial buildings prior to their renovation or purchase, for facility management purposes and to resolve construction disputes. This inspection work has included evaluating U.S. Navy buildings in London, England, and a U.S. Marine Base in Yuma, Arizona, as a contractor to Osteen Philips Architects and The Environmental Company of Charlottesville, Virginia.  Earlier, he worked for two architectural firms in San Diego, California that investigated construction and design defects in buildings involved in litigation.  That work involved site investigations as well as designing repairs. Over the years work in forensic architecture has included providing expert witness testimony for arbitration hearings and court cases.

Recent larger inspection jobs have included: 

Contracted by the Charlottesville Redevelopment and Housing Authority to inspect numerous capital improvement projects.

 

Inspecting the Westminster Canterbury retirement community in Charlottesville, which contained 790,000 sq. ft. of building space to analyze current building problems and recommend repairs.

 

Providing architectural inspections for a facility management study for a private school in New Hampshire of over one million square feet.

 

Inspecting tobacco warehouse and industrial manufacturing plants converted to condominiums in Richmond and Lynchburg, VA.

Inspections,  drawings and construction administration for large condominium developments with envelope failures in Wintergreen, VA
